Job Description

Location: New York. This role operates between three stores in Scarsdale, Yonkers and Danbury, NY

Reporting to: The Building Engineer reports to the Lead Building Operator

Major Responsibilities:

The Building Engineer is responsible for the operation and maintenance functions within a portfolio of retail buildings. Performing a wide variety of maintenance, repair, minor alterations and service functions, the individual operates and maintains designated buildings and related equipment in a manner which produces safe, healthy, and clean building environments that satisfies customer needs and ensures efficiency.  The expectations of this role are to handle major emergencies and deal with events with limited support and supervision.

The position will be rotated between various buildings and will be required to be on call for emergency callouts as required.        

NOTE: This is a contract role that will run for at least three months.

Role responsibilities include: 

  • Preventive Maintenance: Includes maintaining electrical and mechanical systems to company standard. Working with chemical water treatment programs, high voltage equipment, lubrication, EMS operational runs, roof and drain inspections, filter changes, seasonal surveys, seasonal testing, belt replacements, calibration of equipment.
  • Corrective Maintenance: This includes replacement, repair or adjustments to motors, belts, pumps, bearings, boilers, chillers, HVAC and their support system. Maintaining appropriate supplies, contacts with vendors, shop organization and mechanical readiness are essential to this position.
  • Safety: Work with local code officials, insurance inspectors, and corporate staff to identify and eliminate liability concerns. Advise new store management of emergency procedures (i.e. sprinkler isolation, mechanical and electrical shutoffs, and power failure concerns). Maintain clean and safe Mechanical, electrical, and sprinkler room environment at all times. Ensure that all fire exits and electrical rooms are free of any storage.
  • General Facilities Management: Includes routine repairs as necessary. These requests could include ballast replacement, exterior door repair, leaky faucet and plumbing repair.
  • Regular lifting of supplies, test equipment, and parts that exceed 50lbs, and can be awkward in size.
  • Daily review and contact with Lead Engineer via phone and/or e-mail communication. Review of daily memos and work-order system to ensure requests are dealt with in a timely manner.
  • Scheduled hours between assigned buildings are 6 am to 2:30 pm or 7 am to 3:30 pm.
  • Regularly on-call 24 –7 to handle emergencies across the three stores. 

Qualifications

Personal Characteristics:

The successful candidate will be a highly motivated individual, willing to go above and beyond to ensure the experience and safety of store employees and customers. He/she should be as comfortable fixing a pipe as they are interacting with colleagues. This individual must possess a working knowledge of generally accepted facilities management and be comfortable working independently.  

Professional Qualifications:

  1. 2+years working with and a comprehensive understanding of boilers, chillers, air handlers, compressors, EMS, electrical distribution, pneumatics, plumbing, refrigeration, minor carpentry.
  2. Equipment Knowledge: Require knowledge of proper use and operation of test equipment (e.g. amp robe, volt-ohm-amp meter, refrigeration gauges, computers) and various hand tools and power tools.

Educational Credentials:

  • High school diploma
  • A trade or technical diploma preferred

Travel Requirements:

  • Time will be split across three stores in New York, on call responsibilities could be for any of the three stores.
